Tips... on your garage door performance.
Advice to determine if your garage door is in a satisfactory working order: Is your door is automatic or manual? It should be Serviced at some stage by a Qualified Garage Door Technician... regular garage door maintenance checks are advisable on doors with or without garage door openers.
Roller Doors:
If your door is automatic, it is a good idea to release the motor into the manual mode at least every 6-12 months, and then you can determine the way your door travels, heavy, smooth, coning or binding for example..................
Also check the support brackets.eg:wall fixings loose,brackets hanging etc.By doing this, you can determine whether or not the door is supported in a safe manner.Always consult a Garage Door Technician in regards to repair and service that may be required.............
At least by doing this exercise you can help prolong the life of your garage door and automatic opener.
Of course if you feel the door is not fuctioning well in manual mode,you should have it serviced, as to prolong the life of your automatic opener and of course your garage door.
Lubricants such as oil, grease and any other Lubricant should not be used on your tracks (guides) as this can cause damage to your garage door and make the door worse.When you have two items working together, both the garage door and the electric opener must function together on an equal par, as the garage door opener cannot fix a binding garage door.By checking both individually, you will be able to determine the object of the problem to resolve..............
SILICONE SPRAY.. is what you need to be using in the tracks on occasions as this is a sealant with a slippery surface which helps prolong the ribbon on your door and makes the door slide not bind, which will help give your garage door and garage door opener a longer life, and travel in a smoother mode.
Panel Doors: Refer to the Roller door exercise and below.
Please NOTE: Panel-lift and Roller Doors require a spring re-tension at some stage,as this is the most important Service required when the door becomes heavy to lift. It can damage your motor in regards to the weight it is lifting for example,and denote the sensitivity on your opener which can be dangerous.
Cables on the left and right side of the garage door should be checked when the door is in the closed position, lightly run your fingers down the steel cables to determine they are smooth, broken wires (cables) may be protruding meaning:......... (they may be about to snap).......
DO NOT attempt to fix them yourself........
All spring re-tensioning should be performed by a Qualified Garage Door Technician.
Tilt Doors: Refer to Roller Doors and Panel Doors and below.
At least every 6-12 months, check all fixings,pivot points,bolts etc as to determine all are tight not loose, as they can cause a SLOP of the holes they are in, and can become highly dangerous...springs releasing at high speed for example, and of course a Dangerous bouncing garage door especially when it is Automated.
Gates: In most cases gates are similar to the Garage Door, you should do all the things in a manual mode the same way, as to determine the function of the gate.Is your gate post strong and secure?
